Value Add Acquisitions

Leon acquires value-add industrial properties across the United States, with a focus on infill assets in high-growth markets. We target projects between $5 million and $30 million, typically priced below replacement cost. Our investment team pursues opportunities with below-market rents, motivated or distressed sellers, and other characteristics that lend themselves to a value-creation strategy. Leveraging deep relationships with brokers, owners, and developers nationwide, we identify and execute on off-market and under-the-radar transactions that deliver outsized results.

Development

Leon develops Class A industrial facilities in high-growth markets across the United States. Our projects range from 50,000 to 500,000 square feet and feature modern tilt-wall construction, high clear heights, and institutional-grade design. With a proven track record of execution, Leon manages every phase of development—from site selection and design to construction and delivery—in-house, ensuring efficiency, quality, and above-market returns for our investors.

We partner with leading industrial developers and operators to provide capital, capacity, and expertise. Our investment approach is intentionally flexible—ranging from joint ventures and co-GP structures to programmatic partnerships and direct acquisitions. Leon brings the creativity, discipline, and capital to unlock value through alternative investment strategies that create lasting results for our partners and investors alike.

Leon also partners with other industrial developers to provide capital, capacity, and expertise. These partnerships range from co-GP structures, where we share in both equity and development responsibility, to passive LP investments.
