Leon Industrial specializes in acquiring value-add industrial properties across the United States, focusing on infill locations in high-growth markets. We target projects ranging from $5 million to $30 million, emphasizing assets with below-market rents, distressed conditions, or other value-add potential.
We also pursue land acquisitions for Class A industrial developments. Leveraging our team of-house experts, we create tilt-wall, high-clear, institutional-grade facilities that meet the needs of modern industrial occupiers.
In addition to acquisitions and development, our team collaborates with other industrial developers, offering capital, capacity, and expertise through flexible partnership structures. These partnerships range from co-general partner arrangements, where equity and development responsibilities are shared, to structured debt & equity positions.
Our approach is adaptable, agnostic to hold periods, and to continuously evaluate the ideal exit strategy for each asset while recognizing the value of long-term portfolio growth. With the resources and creativity to implement tailored strategies, Leon Industrial is committed to optimizing execution and creating value in every project.
